Broward's inspection program

The county's building safety inspection program began in 2006 on a 40-year cycle. Since May 2023, a county policy sets the first inspection at 25 years, and that inspection counts as both phases of the state milestone inspection. Buildings that completed inspections under the older program are treated as compliant with the state law. The practical result is that Broward buildings meet their repair lists earlier in life than buildings in many other counties.

Co-ops are a separate conversation

Broward has hundreds of cooperative buildings. A co-op is not a condominium: you buy shares in a corporation rather than title to a unit, and the agencies apply separate rules. Many conventional lenders do not lend on co-ops at all. If the listing says "co-op," raise it on the first call.

The Broward condo market, August 2026

Miami Realtors reported a median condo price of $257,500 in August 2026, up about 4%, on 883 sales. Inventory fell nearly 15% to 9,427 units, leaving 9.9 months of supply, and 52% of condo sales were cash.
