Daytona Beach and Space Coast Non-Warrantable Condos

In November 2022, Hurricane Nicole undermined oceanfront buildings along Volusia County's coast, weeks after Ian. The seawall and structural work that followed is still part of condo lending there.

After Hurricane Nicole in November 2022, Volusia County declared dozens of beachfront buildings unsafe — local reporting counted 49 on the day of landfall, including 24 hotels and condos. Oceanfront associations since have faced seawall construction, structural repairs, insurance changes and assessments. Buildings still in that process often fail agency review; portfolio and non-QM lenders finance many of them once repairs are funded and underway.

What happened on this coast in 2022

Ian's rains in late September flooded parts of Volusia and eroded the beaches. Nicole came ashore near Vero Beach on November 10 and its waves undermined structures along the Volusia coast, from Wilbur-by-the- Sea to Daytona Beach Shores, leading to evacuation orders for beachfront buildings. The state issued an emergency authorization for temporary seawalls and other coastal armoring in the county.
