Hurricane Ian came ashore at Cayo Costa in September 2022 and put a surge of 10 to 15 feet onto Fort Myers Beach. Southwest Florida's condo market has been rebuilding since.

Lee and Collier counties each hold about 85,000 condo units, and Lee took the worst of Hurricane Ian's surge in 2022. Buildings that are still repairing, rebuilding or re-insuring after Ian — and buildings with large assessments to pay for it — often fail agency review. Buildings that have finished and documented their repairs frequently return to eligibility.

What Ian left behind

Ian made landfall at Cayo Costa on September 28, 2022 with winds near 150 miles per hour. The National Hurricane Center recorded surge of 10 to 15 feet above ground at Fort Myers Beach and six to nine feet in Naples, and counted about 900 structures destroyed on Fort Myers Beach alone and more than 5,000 across Lee County. Collier's damage was lighter but still counted thousands of structures with major damage.

Four years later

The question a lender asks now is where a building is in that recovery. A tower that has finished its repairs, settled its claims and renewed its insurance may be warrantable again; one still in reconstruction, or in a dispute with its insurer, usually is not. The documents that answer it are the engineer's completion letter, the insurance declarations and the association's disclosure of any litigation.

The Southwest Florida condo market, August 2026

Florida Realtors reported a median condo-townhouse price of $429,500 for the Naples metro area in August 2026, up about 5%, and $269,000 for Cape Coral–Fort Myers, down about 2%. In the Lee County area, the Royal Palm Coast Realtor Association counted 268 condo sales at a median of $227,250, with supply down to 8.2 months from a year earlier.
