Why resort condos fail agency review
A building with a front desk, a managed rental program, nightly stays and resort amenities looks like a hotel to Fannie Mae and Freddie Mac, whatever the deed says. That classification, not the building's condition, is the common problem in the Orlando market. The condotel page covers how lenders draw the line.
Zoning decides whether you can rent it nightly
In unincorporated Osceola County, rentals shorter than 30 days are allowed in the Short Term Rental Planned Development district or within the county's short-term-rental overlay, and not in most other residential areas. Before you buy to rent by the night, confirm the zoning and the association's own rules — a lender that counts short-term income will want both.
The Orlando condo market, August 2026
Florida Realtors reported a median condo-townhouse price of $300,000 for the Orlando metro area in August 2026, down about 3% from a year earlier, on 700 sales.
Buying for yourself or for the income
- As a vacation home you use part of the year and rent the rest: usually a second-home loan qualified on your income.
- As a pure investment: some programs qualify the purchase on the unit's rental income instead of yours — see rentals and QualifyOnRent.com.

Common questions
Can I get a mortgage on an Orlando condo-hotel near Disney?
Often, through lenders that finance condotels. Fannie Mae and Freddie Mac do not buy loans on hotel-like projects.
Can I rent my Kissimmee condo nightly?
Only where zoning and the association allow it. In unincorporated Osceola County, stays under 30 days are limited to a short-term-rental district or overlay.
What is the median condo price in Orlando?
$300,000 for the Orlando metro in August 2026, per Florida Realtors.
Can the rental income help me qualify?
On some programs, yes — including loans qualified on the unit's income rather than yours.
