Panhandle Non-Warrantable Condos

On the Emerald Coast, a large share of condos are rented by the week to vacationers. That is what makes many of them non-warrantable — and what makes them financeable as investments.

The Panhandle has Florida's most rental-heavy condo stock: Bay County has about 8,900 current condo vacation-rental licenses against roughly 18,400 condo units, and Walton about 5,700 against 9,100 units. Towers run as vacation rentals often look hotel-like to a lender, making them ineligible for conventional financing. Portfolio and non-QM lenders finance many of them — frequently as investments qualified on the rent.

Rental-program buildings

Gulf-front towers in Panama City Beach, Destin and Pensacola Beach commonly run on-site rental programs, and many are managed as a single vacation business. For Fannie Mae and Freddie Mac, mandatory or centralized rental operations, a registration desk and nightly turnover are hotel traits. Storm history

Hurricane Michael came ashore near Mexico Beach as a Category 5 in October 2018, damaging more than 45,000 structures in Bay County. Hurricane Sally in September 2020 brought five to seven feet of surge to Escambia and Santa Rosa counties. Both shaped insurance, construction and association budgets along this coast, and lenders still read those histories in the insurance declarations and reserve studies.

Florida Realtors reported August 2026 median condo-townhouse prices of $489,500 in the Fort Walton Beach–Destin metro area, $350,000 in Panama City and $410,000 in Pensacola — each on fewer than 120 sales, so month-to-month swings are large.

Financing as an investment
